She notes that the development has been good overall, and nearly all companies have improved their results from last year. The limit of the bonus system in use has also exceeded in most of the companies, which means that the good results also reward the personnel accordingly. Toivonen states that everything begins with the customers and their needs. This is why REIM Group handles very seriously and with par cular a en on the biennial customer sa sfac on survey which it conducts together with The Finnish Real Estate Management Federa- on to the group companies customers, the board members of the housing companies. Customer orientation and communication skills which are linked to the strong exper se in real estate management, are constantly addressed also in internal training. REIM Real Estate Management, REIM Finance (fi nancial management services) and REIM Brokerage (commercial and technical brokerage) have all improved their results. CEO of REIM Group ConcernSaija Toivonen believes the current year of 2016 to be even stronger. The signs suggesting it are already visible. A skilled and professional personnel using its abilities actively and posi- vely is essen al in providing specialist services, which is crucial, says Toivonen. This is also teamwork, where every office s REIM real estate management is a team. We have also succeeded in crea ng an opera ng model of our own, with the goal of being the visionary of real estate management in Finland. We combine the esteemed power of localiza- on with na onwide opera ons. The results indicate that we are going the right way, claims Toivonen. We have and will con nue to invest in digitaliza on. I am quite pleased with the REIM Group and its companies results for the accoun ng period of 2015. The development this year, 2016, also seems to be good. In 2015, the business of Elimäen Tili- ja Kiinteistöpalvelu Oy in Kouvola merged with REIM Kymi, and Jyväskylä became a new locality for REIM on May 1st when Real Estate Management office A. Viinikainen shi ed its business to the newly founded REIM Jyväskylä Oy. Lappeenrannan Kerho Oy, or the Lappeenranta Club, is a company formed in 1945, and is currently running its 71 st year of opera on. A er having lead an en ty consis ng of 28 European countries na onal real estate managers and real estate agencies, and spending abroad about 150 days annually for years, I wanted to concentrate exclusively on ac ng as the Chairman of the Board of our own company, REIM Group Concern. I don t know how it came to this, but a er careful considera on I decided to make one excep on with the Lappeenranta Club, which I have been a part of for decades in varying states of ac vity. We have a good, valued, talented and skilled board of ten, and good staff. Year 2015 came quite close to what we had planned. There is, of course, room for improvement both opera onally and financially, but that is the way it should be, since staying put and se ling for the minimum equals the end of development. 2. Our most important task for 2016 is to keep up the consistently high standard quality of service. It is our 50 year anniversary this year, and it will bring along some interesting changes. The financial and opera onal result of year 2015 was sa sfactory. There were changes in our personnel, and finding skilled labor is challenging. The compe on is tough, and we pursue to react to it accordingly. 2. In 2016 we will invest in training and aim to improve our public rela ons. We release a newsle er quarterly on our and the housing companies websites. We are pleased with the changes in the software which enable paperless bookkeeping and a more controlled way to handle data. In the autumn of 2016 we will celebrate REIM Imatra Ltd s 10 th anniversary. We asked the REIM companies CEOs the following ques ons. 1. 2. How was the financial and opera onal result of your company in 2015, and why? Which issues will be emphasized during year 2016 in your company, and how is the year regarding your company s opera on? REIM Joensuu Ltd. 1. Year 2015 in Joensuu was busy to the personnel, but they made through it well and now we have slowly returned to business as usual. The real estate management personnel have become established and are strongly engaged in working for the good of the company. There are some on-going subs tu ons among the office personnel and they will affect our opera on s ll this year, but having children is always a posi ve event. We have reached a be er result financially after many years, and we will strive to do that also in the future. 2. In 2016 we will focus on u lizing technical housing management in the service field. And on expanding the clientele, of course. Ulla Hiltunen CEO ITS-TEK, FMA ulla.hiltunen@reimgroup.com REIM Jyväskylä Ltd. 1. We have now been working for ten months under the REIM flag in Jyväskylä. The experience is probably good for all ten of us. Regarding the financial and opera onal result, our expecta ons were a li le higher. Indeed, learning new so ware/data entry has consumed our resources. In this respect, we have to be sa sfied with both results since customers did not vote with their feet any more. At the same me, some new acquisi ons have emerged, such as two na onal residen al construc on companies. It will take some me to get used to the new partner. 2. This year we will s ll go on refining the software and work methods. Our prospects are good; only recrui ng qualified real estate managers is an issue if we look for nega ves. It seems to pose challenges for us. REIM Brokerage Ltd. 1. The result improved signifi - cantly from the result of 2014, and the profit for the accoun ng period was over 15% mainly due to very ac- ve sales and marke ng and the recogni on gained through prolonged opera ons and the clients trust in our know-how. 2. Considering the current weak financial situation, year 2016 has started surprisingly briskly, and many capital deals are in the making right from the beginning of the year. This year we will con nue to emphasize our own, ac ve sales work based on strong professional skills and knowledge on price levels. Due to an acquisi on, the growth in revenue became possible. 2. The increase of personnel and a change of so ware causes opera- onal changes in the personnel s job descrip on, which makes it challenging to distribute work prac cally. REIM Mikkeli Ltd. 1. REIM Mikkeli s past year was financially reasonable. Opera onally, the investment in coherent procedures from the last couple of years started to pay off. The digital era rumbled also to the real estate manager s desk Festum-so ware used in handling invoices proved to be an excellent tool both in controlling and planning finances. 2. In our ac ons of 2016 we will emphasize the company s expression of strategy, real estate management a notch above in both everyone s personal work effort and in group work everything in order at once. Real estate management rises a notch above through consistent work methods, planned processes and gradually moving our services online, while respec ng the customer. REIM Lah Ltd. 1. The result of REIM Lah for 2015 grew about 16% from the last accoun ng period. REIM Oulu Ltd. 1. The revenue and financial result of REIM Oulu were slightly smaller than in 2014. There were a bit fewer large renova ons in 2015 than the year before, which would have brought revenue through separate billing. The company also had one more employee hired than the year before. The liquidity of the company has been good all along. As the compe on toughens, fixed housing management commissions will decrease and the revenue is based even more on separate billing, such as billing the extra work required by large renova on projects. In 2015 REIM Oulu gained three new customers and did not lose any old ones. The company s result was consistent with the objec ve set by the concern. 1. Year 2016 begun similarly to the year before it. We have received some requests for quota on, and we REIM Lappeenranta Ltd. 1. The revenue of REIM Lappeenranta Oy Ltd. In 2015 was very sa sfying. The shake-up in the field of real estate management and the industry s tough price compe on have weakened many of the companies results for several years straight. The weakened result has o en affected also the quality of work. REIM Lappeenranta has been able, however, to keep the cost level at bay through service ac vity processes and the new electronic systems used by the whole REIM Group. The processes of service will improve its quality and accuracy. 2. The shake-up in the field of real estate management con nues, and the ones who focus on constantly developing their service will get through it. The real estate management industry keeps ge ng more and more new du es from its customers and the authori es, and is expected to have very versa le knowledge. The knowledge is reinforced through training and teamwork. The customers must have the knowledge of the whole agency at use instead of just one person s. Our human resources make it possible to handle new customers. We will contact poten al customers more ac vely in order to gain new ones. We will also emphasize training during the current year. Separate projects that took place during the accoun ng period had a posi ve effect on the company s financial situa on, similarly as during the previous accoun ng period of 2014. There were only minor changes in the clientele. Year by year, the strong commitment of the personnel towards developing the company and their grasp on customer service has affected the opera onal environment and thus had a posi ve effect on profitable opera ons. 2. During the accoun ng period of 2016 the aim is to prepare for the changing opera onal environment and for changes in the clientele, irrespec ve of the company, in the upcoming years. Regarding the result of 2016, the company expects firm profit making. In this changing market situa on, the aim of the company for 2016 is also to launch and implement new service products, which can differen ate our company posi vely from other businesses in the market. 1. In 2015 the financial result of the company was very good, as it has been in the previous years. The revenue stayed at about the level of year 2014, and year 2015 was the first year in 10 years when the revenue did not grow but stayed the same. Earlier the growth of revenue has been due to significant increase in clientele especially in the form of new construc ons. Since the amount of new constructions is now low, we have not gained any significant amount of new customers during year 2015. The other major reason for the invariable revenue is that the year was quiet regarding renova on of objects under our real estate management. Opera onally, the largest endeavor was changing the folder structure of our electronic archive and preparing for the first electronic audit that will be carried out this spring of 2016. This lead to a need of increasing personnel. The development of the processes of tending to the rental buildings and training a new person to our organiza on are our opera- onal focus points in 2016. Tilikarelia Ltd. 1. The financial result, especially compared to last year, was weaker. This was caused by a couple of the bigger clients leaving, and the mobility of the Russian clients and the somewhat diminished actions of them; dormant companies. KONE Building and the key persons of REIM Group The key persons of REIM Group assembled in February at the KONE Building in Keilaniemi, Espoo. Human Resources Director Taija Lehtola and Sales Manager Reijo Salmi welcomed the people from REIM. The KONE building in itself is interes ng. The key persons of REIM Group had the privilege to have a mee ng on the legendary 16 th floor of the building. The agenda consisted of a review of the fi nancials presented by Financial Manager Jani Takala and of an ICT-review by ICT Manager Vesa Koskinen. After an appetizing lunch the strategy of REIM Group for 2016 2018 was taken under examina on, contemplating over the best way of implemen ng the strategy to the people at REIM. A discussion of topical issues and instructions added to REIMAR concluded the successful day, of which the people from REIM quite rightly acknowledged their both Finnish and global partner KONE Corpora on. 2. This current year we will finalize the introduc on of our company s electronic financial management for all clients. We will focus especially on op- mizing our service for the good of the clients.
